The proposed Development will comprise of the construction of 172nr residential units on a 5.29-hectare greenfield site, situated approximately 900 metres west of Lower Main Street, Letterkenny, within the townland of Ballymacool. The proposed unit mix is as follows: 18nr 1-bed apartments, 40nr 2-bed apartments, 21nr 2-bed houses, 18nr 3-bed maisonettes, 57nr 3-bed houses, 13nr 4-bed houses, 4nr 5-bed houses and 1nr 5-bed group home. The development also includes a landscaped public amenity open space, and all necessary site development works. The Proposal also includes 274nr car parking spaces, bicycle parking, hard & soft landscaping, site clearance works, retaining structures, roads, footpaths, private amenity facilities, public lighting, signage, connections to existing services and all ancillary site development works. Archaeological monitoring will be required to a portion of the site during the works, carried out by a separately appointed archaeologist and facilitated by the contractor. Planning permission was granted for the development on the 29th of September 2025 (Planning Ref: PG 25/10), under Part 8 of the Planning and Development Regulations 2001. Interested parties should note that the published plans and particulars have been prepared solely to meet planning approval requirements and are provided for information reference purposes only. A comprehensive tender package will be developed and issued as part of the full Call for Tender using ITT-W2 Instructions to Tenderer for Works, Open Procedure. Contractors will be required to provide evidence of a minimum average yearly turnover of €22million, among other predefined criteria, to satisfy the qualification requirements outlined in the Suitability Assessment Questionnaire (QW2-Part 1). The project will be delivered under the PW-CF1 Public Works Contract for Building Works Designed by the Employer.
